Building a home comes with a lot of decisions. Fortunately, you don’t have to figure them out alone.
For nearly six decades, our team has guided homeowners through the process from the first conversation to the final walk-through. We know what happens next, what needs your attention and what you can leave to us.
01Explore
Tour the models, walk the communities, and start imagining what home could look like.
There’s no substitute for seeing a home in person. Walk through a finished Sam Rodgers home, explore the homesites that are available, and get a feel for how each floor plan really lives. Sometimes it takes standing in the kitchen, looking out toward the lanai, or seeing the morning light come through the windows for everything to click.
It’s also a chance to get to know us. Ask questions, talk through what matters to you, and tell us how you hope to live in your new home. We’ve been helping families do this for generations, and we believe the best place to start is simply by listening.

02Design
Choose every finish in one place, with someone beside you who has done it hundreds of times.
Welcome to the Design Studio — where floor plans become personal, finishes come together, and the ideas you’ve been saving finally have somewhere to go. With your designer beside you, you’ll move through everything from flooring and cabinetry to countertops, tile, fixtures and paint. But it goes beyond finishes. We’ll talk about how you live, how you use your spaces, and the changes that can make the home work better for you.
Some decisions are big. Some are wonderfully small. We’re here to help with all of them — and make sure you have a little fun along the way.

03Pre-Construction Meeting
A little time around the table goes a long way.
Before construction begins, we sit down together and walk through your home from the plans to the finishes and all the details in between. It’s our chance to make sure everyone is on the same page and your chance to ask every last question. We’ll review the choices you’ve made, confirm the details and talk through what happens next.
We’ve learned over the years that a little extra time around the table makes for a much smoother build. Then comes the part we’ve all been waiting for — watching your home take shape.

04Permitting
The paperwork is ours. The anticipation is yours.
Before construction begins, there are plans to finalize, permits to secure and approvals to coordinate. Our team handles it all, from engineering and county permitting to any required community or architectural reviews. After nearly 60 years of building in Sarasota and Manatee counties, we know the process and what it takes to move a home from plans to construction. We’ll manage the details, keep things moving and keep you informed along the way.
Once the approvals are in place, it’s time to build.

05Build
Watch it rise, and stand in it at every stage that matters.
This is when your home begins to take shape. Foundation becomes framing, rooms begin to appear, and the plans you’ve been looking at for months suddenly have walls, windows and a view. Along the way, we’ll invite you in at key stages of construction to walk your home with our team. You’ll see what’s happening behind the walls, understand how everything is coming together and have the opportunity to ask questions as we go.
There’s something pretty special about standing in your kitchen before there’s a kitchen. We think you should get to experience it.

06Close
A full orientation, then the keys.
Before we hand over the keys, we’ll walk your finished home together. We’ll make sure the details are right, show you how everything works and answer the questions that come with settling into a brand-new home. You’ll learn the things worth knowing, from your home’s systems and features to the little details that make everyday living easier.
And then comes the moment we’ve all been working toward: the keys are yours.

07Warranty
A home we're proud to put our name on.
Our relationship doesn’t end when we hand you the keys. Every Sam Rodgers home is backed by our warranty, with the same local team here if you ever need us. Fortunately, we don’t hear from our homeowners very often about warranty issues. But homes are lived in, things happen, and if something needs our attention, you know exactly who to call.
Nearly 60 years later, we’re still here. We think that matters.
