The people who warranty your home are the people who built it
Most builder warranties are administered by whoever holds the job after the sales team moves on. Ours isn't. Sam Rodgers Homes is a third-generation family company, and the people who sold you the home, walked your framing and handed you the keys are the same people who take the call four years later.
That continuity is the real warranty. Paperwork tells you what is covered; the fact that the company has been building on Florida's Gulf Coast since 1968 — and that its communities from twenty years ago are still standing up, with owners who still call — tells you the promise gets kept.

The record you can drive through
GreyHawk Landing is finished now — sold out, families moved in, trees grown up. Drive through it and you can see what our work looks like twenty years on, which is a more useful thing to look at than any warranty document.
Quality construction is the cheapest warranty there is. Concrete block, engineered to Florida's codes, inspected at every stage — a home built right needs its warranty less, and that is the way we prefer it.

What comes with every home
One-year bumper-to-bumper
For your first year, the home as we delivered it is on us. If something we built or installed isn't right, tell us and we make it right.
Five-year structural
The load-bearing parts of your home — the structure itself — are warranted for five years from closing.
These warranties are in addition to the protections Florida law provides, never in place of them. The full written terms are part of your purchase agreement, and where this page and your agreement differ, the agreement governs.

The warranty, answered
What do I do if I have a warranty issue?
Call the corporate office at 941.747.4131 or email the team — the same office that built your home handles its warranty, so you will not be handed to a call centre. Nothing is too small to raise.
What does the one-year warranty cover?
The home as delivered — workmanship and the materials we installed. If a door sticks, a fixture fails or a finish isn't right in the first year, that is exactly what it exists for.
What does the structural warranty cover?
The parts of the home that hold it up. For five years from closing, the structure itself is warranted by the company that engineered and built it.
Is the warranty in writing?
Yes. The full terms are part of your purchase agreement, so you have them before you close — and where anything on this page and your agreement differ, the agreement governs.
