Since 1968 the Rodgers family has built thousands of homes in Florida, through three generations and every market this coast has thrown at us. We are not a national builder with a Sarasota division. We are a Sarasota builder.

We do not have homes for sale in Sarasota today. Two Sarasota communities are in pre-launch — Arbour Lake Preserve (37 homesites) and Stonebridge on Palmer Ranch (27 homesites) — and both release to VIP list members first, before any public announcement. Joining costs nothing and is the only way to get first pick of a homesite. If you need a home now, Gran Place in Venice is selling today.

Two communities, sixty-four homesites, and that is all
Arbour Lake Preserve in Sarasota East has 37 homesites. Stonebridge on Palmer Ranch has 27. Between them, 64 families — and then both communities are finished forever.
Neither is open to the public yet. Both will release to VIP members first, which in practice means the people on those lists choose their homesite before anyone else knows there is a choice to make.
Semi-custom, which means yes more often
Every Sam Rodgers plan is a starting point. Move the kitchen wall, convert the den, add the bath, change the elevation. The engineering gets done properly and the change gets built.
Large production builders in this market cannot work that way — their pricing depends on building the same plan repeatedly. That is a real structural difference, not a marketing line, and it is why our buyers usually arrive after being told no somewhere else.
A design studio, not a spreadsheet of options
Selections happen in person, in one place, with someone who has done it hundreds of times sitting next to you. Cabinets, counters, tile, fixtures, lighting — seen together, in daylight, before anything is ordered.
It is the part of building a home that people dread most and remember most fondly once it is done properly.
