Gran Place was our answer to that: a gated 42-homesite enclave in the Playmore District where two-thirds of the land stays preserve and every plan was drawn to be changed. Now it is in final closeout. When the last homes are sold, our chapter in Wellen Park is complete.

Wellen Park is made up of many neighborhoods, and the names on the entrance signs include some of the largest builders in the country. That is how a community reaches nearly 20,000 homes: plans engineered to repeat, priced to repeat, built again street after street.
Gran Place is the exception. It is the Sam Rodgers neighborhood inside Wellen Park, and its homes are semi-custom in the structural sense — the layout itself was open to change, not just the finishes. When other builders say no, Sam says yes.
Gran Place: 42 homesites in a community of nearly 20,000 homes
Of Gran Place's 63 acres, only 21 carry homes; the other two-thirds stay nature preserve and wildlife habitat. The 42 homesites sit behind a gate in the Playmore District, at the southwest corner of Tamiami Trail and West Villages Parkway — minutes from CoolToday Park, the Braves' spring-training ballpark.
Semi-custom at Gran Place meant the plan itself could change — structurally, before it was built, not just at the finish stage. The remaining homes are priced from the $800s, and with the community in final closeout, the homes still available are finished and move-in ready.
A Gulf Coast builder since 1968
This corner of the Gulf Coast is not new ground for the family. Across Sarasota and Manatee counties, Sam Rodgers has developed Pelican Pointe, GreyHawk Landing and Gran Paradiso — and Gran Place carries that work into Wellen Park.
The company is still family-owned and now into its third generation — 58 years of building since 1968, and more than 6,700 homes to show for it.
